Every report follows the same fixed structure: a file sheet, a covering letter with summary and estimate, the mandate, and the actual inspection report room by room, each with photos.

This complete file (check-in and check-out) runs to 144 pages

Check-in

At check-in, we record the initial condition of the property in a complete file: a file sheet, the mandate, a summary of existing damage, a description of each room and photos of each room.

Including meter readings and keys, if required and available.

Check-out

At check-out, we compare the current condition with the check-in. The report contains a file sheet, a summary of all damage, a damage estimate with advice, and photos of each finding.

Both parties receive the same information at the same time.

Request
You request the inspection online, with the parties involved in copy. For a tenancy, you attach the lease or the draft lease.

On site
Site visit
Both parties are invited. We describe the property room by room, with photos and meter readings.

Within 7 working days
Report
The report follows within seven working days of full payment.

14 calendar days
Review
Both parties have fourteen calendar days to read the report and submit comments.

Addendum
We process any comments in an addendum to the report within seven working days.

Start of tenancy
Check-in
At the start of the tenancy, we record the condition of the property as the basis for the end of the tenancy.
End of tenancy
Check-out
We compare with the check-in report, estimate the repair costs and give advice to help reach an amicable settlement.

Bob Expertise only draws up check-out reports when we also drew up the check-in, so that we can guarantee the quality and continuity of the whole process.

Construction projects
Before works start
Before the works, we record the existing condition of the neighbouring buildings, the common parts and the public road, so that any damage caused by the works can be clearly demonstrated afterwards.

We only draw up a check-out report when we also drew up the check-in. That way we always compare with a report whose quality we can vouch for ourselves.
